Buying timetable

When your offer is accepted we will need:
 
  Your solicitor’s details including company name, address, contact numbers and e-mail address.
  Details of your mortgage broker (name and telephone number) and lender (if you know it).

When we have the above details, we will write to all parties confirming the agreed price, the tenure of the property and what is included in the price. You should make sure that you agree with the contents of this letter.

When all the details are received and confirmatory letters sent out, the property will be classed as ‘under offer’. It will be removed from the market and remain so for an initial period of three weeks. At the end of this time, providing solicitors have been instructed, the valuation confirmed and the vendor happy with progress, the property will remain off the market.

As things move along, it is up to you to make sure that mortgage advisors and solicitors progress and that they are not waiting for information or funds from you.

We will contact you each week to make sure we are all satisfied with the direction things are taking. If you have any queries or concerns do not hesitate to call the office.

When the vendor’s solicitors have title deeds and have received the usual pre-contract documents from their client, they will send a contract and supporting paperwork to your solicitor. Your solicitor will go through these papers and raise any relevant enquiries; this can be time consuming and frustrating but it is necessary.

Your solicitor will apply for a local authority search and will expect a mortgage offer to be sent. When these are received and your solicitor has approved the contract you will be asked to go through the paperwork and sign the relevant documents. At this stage you should ensure that you have cleared funds to pay the agreed deposit.

When the contract is signed, your solicitor will exchange with the vendor’s solicitors and a completion (moving) date will be agreed. You should ensure that you are happy with this date (that it fits in with work commitments etc… )

Completion day! This is the day you move in. Keys will usually be available from our office after 1pm but we cannot release them until we have been told that our client’s solicitors have received all funds. This can often take longer than expected, especially if there is a chain involved. Please be patient.

  This is the end of the process. The property is now yours!
