Property Management Proposal

As a successful agent, you will realize just how important it is to be able to offer an efficient property management service.

At thatch & co, we recognize that, whilst agencies are often keen to develop the lettings side of their businesses to reinforce their sales’ income, they do not have either the expertise and/or staff to cope with the property management side of lettings.

Over the past couple of years, thatch & co have worked hard to set up an efficient and reliable property management department. We run annually-audited client accounts and have a resource of trusted contractors who can handle property problems, carry out gas and electrical safety checks, and generally manage rental properties.  We would like to offer this property-management service to your agency.

On a practical level, this would mean that you find a tenant on behalf of your landlord and set up the tenancy in the usual way.  Once the tenants are living in the property, thatch & co would take over the management.  We would:

   
Hold the deposit, register it with the TDS (Tenants’ Deposit Scheme) in accordance with the provisions of the Housing Act 2004;
Receive the rent into our [client] account every month and distribute it to the landlord (less any deductions, including overseas’ tax);
Send out statements to landlords;
Pay quarterly overseas’ tax to HM Revenue & Customs;
Organize for contractors to carry out work at the property;
Keep landlords informed of any work required;
Carry out twice-yearly visits;
Arrange annual gas safety check;
Submit annual UK landlords’ return to HM Revenue & Customs;
Submit annual overseas’ landlords’ return to HM Revenue & Customs.

Deal with deposit disputes at the end of the tenancy.

   

We can also offer the following, additional services:

Referencing applicant
Drawing up tenancy agreements
Gas and electrical certificates
Organizing professional cleaning
Organizing inventories/check ins and check outs
Non-payment of rent
Dealing with utility companies and local councils
Notice to quit
Tenancy renewals
   
 

We would not expect you to give us all your fee! . . . just a [smaller] percentage.  We will only charge 5% + VAT of the monthly commission amount. 

You take the rest, together with anything else, including commission due on the sale of the property to the tenant!
