You are legally required to provide a HIP when marketing your property for sale. This must be ordered before marketing begins.
We will arrange this on your behalf but you should be aware that payment is mandatory, even if you change your mind about selling your property.
You can take your HIP with you should you disinstruct thatch & co at any point.
You must provide us with the following:
photographic ID; passport or driving licence;
proof of address; utility bill valid within the last 3 months;
signed thatch & co terms of business;
signed agreement to pay for HIP;
signed and approved sales particulars.

You supply us with:
All contact
details (all phone numbers & email addresses);
Council tax
band and the current charges (leasehold and freehold properties);
Length of
[any] lease;
Service charge
for current year;
Ground rent;
Name and telephone number of managing agent (if applicable);
Whether any works are planned in the next 6 to 12 months.
Viewings arrangements and issues relating to keys, alarms
etc. resolved
We are legally required to make you aware of any offer for
your property. This could mean that we put forward what seems
like a ridiculous offer! Please do not despair. Buyers often
start off with low offers and slowly increase to an acceptable
level.
When an agreeable offer is made and accepted, we will write
to all parties confirming the facts. We will monitor progress
and steer solicitors towards exchange of contracts. We will
keep you up to date with regular phone calls. Please do not
hesitate to contact us if you have any concerns.
When your solicitors have title deeds and have received pre-contract
documents from you, they will send a contract and supporting
paperwork to your buyer’s solicitor who will go through
these papers and raise any relevant enquiries; this can be time
consuming and frustrating but it is necessary.
Your buyer’s solicitor will apply for a local authority
search. When this is received and the contract has been approved,
you will be asked to go through the paperwork and sign the relevant
documents.
When the contract is signed, your solicitor will exchange
with the buyer’s solicitors and a completion (moving)
date will be agreed. You should ensure that you are happy with
this date (that it fits in with work commitments etc…
)
Completion day! This is the day you move out. Keys must be
handed to your buyer and can be done either directly by you
or by us as your agents. Keys will not be released until your
solicitors inform us that they have received all funds. This
can often take longer than expected, especially if there is
a chain involved. Please be patient.
